What your future sellers are looking for on social media
Social media and the noise, team. Let’s talk about it, because I’ve had quite a few phone calls with you over the last couple of weeks and it needs addressing. There is more content going out right now than ever before. More ads, more listings, more posts. In the 12 to 14 years I’ve worked in social media, I’ve never seen the market this noisy. And that changes the question sellers are asking. From a seller’s point of view, this is where they’re at: I already know what my place is worth. I already know what the house down the street sold for. So what are you actually going to talk to me about now? How are you going to connect with me when I’m not ready to sell yet, but I’m watching? That’s where most content falls over. If all you’re posting is just listed, just sold, or would you like to know what your home is worth, you’re not answering the real question in my head. You’re just adding to the noise. What actually cuts through is value. Talk to me about who the buyers are in my area right now. Are they upsizers, downsizers, investors, first-home buyers? Who’s active and who’s sitting back? Tell me what buyers are looking for. What they’re paying a premium for. What’s turning them off at opens. Give me insight I can use. Small things I can start doing months out to get my home ready. Common mistakes you’re seeing sellers make. What actually matters when timing the market versus what doesn’t. That’s the content that connects. Because it shows how you think. It shows your experience. It shows me what it would be like to work with you, long before I ever pick up the phone. This is why video matters so much. Video lets you explain the market properly. It lets you talk to people, not at them. It keeps you relevant even when you don’t have listings. Ads still have their place, but they’re a support act. You can spend as much as you like pushing content, but if the content itself doesn’t help someone make a better decision, the spend won’t change the outcome. The market is noisy. The agents who stand out are the ones answering the questions sellers are already asking in their heads. That’s how you connect. That’s how you stay on the shortlist. And that’s how you win when the time comes.
